The Plantation and Preserve at Brookwood enjoys a full-featured amenities area consisting of a junior olympic size pool, a clubhouse for meetings and various community events, a playground, and four lighted tennis courts.

The Plantation and Preserve at Brookwood Swimming Pool is one of the most popular and most used amenities of the subdivision. Use of the pool is available to all Plantation and Preserve Residents whose HOA dues are fully paid and in good standing, and their guests. Please note that residents of the Summit at Brookwood have their own pool that is managed by their own HOA.
Pool Access
Access to the pool is through an electronic key fob that has been issued to each homeowner. New homeowners should request the key fob from the previous owner at the time of home purchase. If you lose your key fob, please contact the HOA to request a new key fob. A replacement fee of $25:00 will be charged and your old key fob will be deactivated before a new key fob is issued.
Nobody under 12 is allowed anywhere in the pool or clubhouse areas without adult supervision. An adult must accompany all children under 6 to the restrooms and clubhouse areas.
Pool and Clubhouse are for use by Residents and their guests only.
Secure gate after entry – don’t prop it open.
ALL children under 3 MUST wear a swim diaper AND rubber pants before entering the pool – no exceptions! Older children who aren’t potty trained must adhere to this rule as well.
Spitting, spouting water, blowing noses or discharging bodily wastes into the pool is strictly prohibited.
People with infectious or communicable diseases are prohibited from entering the pool.
No diving or running and no rowdy or boisterous behavior or rough play anywhere in the pool or clubhouse area.
No glass in pool or deck area. Costs, such as draining and refilling the pool can be assessed to a homeowner if broken glass enters the pool. No food or drink of any kind may be taken into the pool.
No animals in pool or deck area.
Remove all personal items when leaving and put trash in proper container.
Furniture to be used only as designed, i.e., no stacking, standing on, building or playing with, etc.
Use hose or pool water to clean spills off deck but not into the pool.
No smoking in pool or deck area.
No gum in pool or deck area.
Additional Guidelines • Everyone should shower before entering pool. • Swimming alone is dangerous and is discouraged. • Nobody under the influence of alcohol or drugs should use pool
Individuals caught breaking the rules, vandalizing Association property, throwing furniture in pool, entering without proper use of a key (e.g., climbing the fence), or engaging in other improper behavior may be asked to leave and/or could find their privileges at the Community Facilities suspended, as provided for in Article IV, Section 1(d) of the Declaration of Covenants and Restrictions for the Plantation and Preserve at Brookwood Subdivision.
Security The Association has installed equipment capable of 24-hour surveillance at the Pool and Clubhouse. This equipment is not monitored and is not intended to provide security to anyone. All footage is the exclusive property of the Association. Each Owner, tenant, and guest is responsible for the protection and security of his or her own person and property.
The Association may, but shall not be required to, from time to time, provide measures or take actions which directly or indirectly improve safety on the Common Area or elsewhere; however, each Member, for himself or herself and his or her tenants and guests is on notice that the Association is not a provider of security and shall have no duty to provide security on the Common Property or elsewhere. It shall be the sole responsibility of each Member to protect his or her person and property. The Association shall not be held liable for any loss or damage by reason of failure to provide adequate security or ineffectiveness of security measures undertaken.
The Board of Directors officially approved these rules in their current form on March 15, 2011 during a regularly scheduled Board meeting. Failure to comply with these policies may result in action taken by the Board. The Board reserves the right to amend these rules as needed.
The Plantation and Preserve at Brookwood has a brand new 2956 sq ft clubhouse which will allow up to 136 people. The clubhouse is often used for Board meetings, Ladies Club meetings, Birthday Parties, graduation parties, dinner parties and meetings of many other community groups.
The clubhouse is available for all community members in good standing. For community members, there is a $250 fee for use of the clubhouse plus a $500 deposit.
Following the event, the clubhouse will be inspected and deposit will be returned if no damage or cleaning is needed.
Clubhouse Use Rules
The person listed on the rental agreement, hereafter referred to as the “user”, must be a member of the Plantation and Preserve at Brookwood Homeowners Association, Inc.
All events must terminate by 1:00AM on Friday or Saturday and by 12:00AM on weekdays.
Children and teen events will be chaperoned by an adult member of the Association at all times.
Adults are considered to be 21 years of age or older.
An adult member of the Association is to be in attendance at all times while the event is in progress.
A security deposit check, payable to the “Brookwood HOA”, must be provided prior to the user taking possession of the clubhouse keys.
The user will be held responsible for any and all damage or expenses incurred to repair or clean the facilities used. The security deposit does not limit the financial responsibility of the user.
The user is responsible for any liability or suit arising from their function and holds harmless the Association any liability or suit arising from their event

The community enjoys a fully fenced playground, located near the pool and tennis courts.
A brand-new playground, mulch and fence was installed in August of 2015, with updated pictures coming soon. The structual components of the R3 ('R'ecycle, 'R'eliable, 'R'ecreation) playset are made from reclaimed post-comsumer plastic products such as milk jugs, other beverage containers, and plastic bags. Once these plastic products are cleaned, they are transformed and extruded into the lumber posts and boards used in the playset. Not only are UV additives added to prevent deterioration from the sun, but the lumber is also designed in a manner that prevents rotting, splitting, and splinters for a minimum of 50 years.

Children must be supervised at all times by an adult. Children under 6 must have an adult present in the play area at all times.
